About Us

Seth Edens serves as TRIO’s VP for Healthcare Real Estate for Kentucky and Indiana. Previously, Seth represented a 1.1 Million square foot medical office portfolio in the Tri State area. He has extensive experience in lease negotiations, attracting & retaining tenants, new site selection, and has developed relationships with notable hospital administrators, physicians and capital partners. Seth is a University of Kentucky graduate with a degree in finance. After graduating from UK, he went on to a career as an commercial real estate advisor for Sperry Van Ness Ward Commercial Group and eventually moved into a role as the Medical Leasing Specialist for Faulkner Healthcare Real Estate. His professional accomplishments include a CCIM designation and the 2013 recipient of the HCP Cup and the HCP Most Valuable Broker award for his outstanding achievements in the medical real estate field.

Seth lives an active life with missionary work. He has completed three mission trips to Africa and one to Haiti. He also spends some of his free time continuing an activity he began at University of Kentucky. While a student, Seth performed as the UK Mascot, Scratch. He was recognized as one of the nation’s top mascots, receiving numerous national awards. He has continued his love of performing at sporting events, serving as the inflatable mascot, Air Blue, at all Indianapolis Colts Home games since 2005.


  • To represent healthcare groups with all aspects of their real estate needs. This includes: New Lease, Lease Renewal, New Site Selection, Expansions / Downsizing, Subleasing, Market Analysis, Lease Review, and Real Estate Investments. In every aspect of commercial real estate (Office, Retail, Industrial) each side of the transaction is represented by an agent. In Healthcare Real Estate this is not the case. Previously, as a Landlord rep on most of the Norton Campus’ throughout Louisville, I only had 2 instances of a Tenant being represented by a broker and I have completed more than 100 transactions. Now I am in a position to be a resource for all healthcare groups with their real estate needs and to ensure they are making the right decision on location, rent, space planning, etc.
